Home Buying Procedures for Montana
Congratulations! You've made the decision to buy a new home in the Livingston and Bozeman real estate area!
Whether you are a first-time or a repeat homebuyer, start with what are you looking for in your new home and/or community. Begin by making a list of the minimum requirements for your new home/community along with a "wish list".
Minimum requirements are things that a house must have for you to consider it, while a "wish list" covers the things that you'd like to have but aren't essential. Once you've made your list, contact your agent, Nancy Oakes, to begin the home-buying process. Be assured by choosing a Prudential real estate agent you will find a professionally trained, experienced agent to offer you agency representation options and full service.
Since the demand for housing is high Nancy Oakes can put you in contact with excellent Mortgage associates so you can be pre-approved for a mortgage even before starting the house-hunting process. Although the pre-approval is not a final loan commitment, the pre-approval letter will demonstrate your financial strength and ability to go through with the purchase when you are ready to make an offer. For all Southern Utah real estate contact the Porter Team for more info on pre-approvals.
Nancy can also provide detailed information on almost any property currently listed for sale. This includes My listings as well as all other Bozeman real estate broker listings on the Multiple Listing Service. In addition, she can also provide information on homes that you see advertised for sale in the newspaper or online. This also includes information on properties that are advertised "For Sale by Owner." My Lake Chelan real estate contact has excellent topics on FSBO's.
Nancy Oakes is the only resource you'll need to find the right home, whether you wish to buy new from a builder or look at resale properties - she's there to help you every step of the way. For all new construction, residential and commercial construction contact our professionals at Eagle Star Builders.

The next step…you've found a home and you're ready to make an offer! The initial step will be to instruct your agent, Nancy Oakes, to make an offer on your behalf. Typically you will provide your sales associate with the following information for them to relay to the seller's associate via the paperwork required in their marketplace.
- The amount you are willing to pay
- Mortgage amount
- Closing and occupancy dates
- Contingencies, such as obtaining a mortgage, building inspections and pest inspections to include where appropriate (but not limited to): termite, pest, radon, water potability, well, lead, septic, oil tank, etc.
- Any personal property specifically included or excluded If the offer is not acceptable to the seller, further negotiations may be necessary to reach terms agreeable to both buyer and seller.
Because counter-offers are common (any change in the offer can be considered a counter-offer) it is important that you remain in close contact with Nancy during the negotiation process so that proposed changes can be reviewed and responded to quickly.
You have an Acceptable Offer! Nancy will then review with you the next steps and the deadlines that must be adhered to at this stage. Timing is critical and Nancy will make every effort to ensure that you are kept informed and up-to-date. Remember, your sales associate is there to make this transaction go smoothly and with as little stress on you as possible! We have excellent connections in Sedona real estate area for all buyers and sellers of condos and homes in Sedona.
Between Contract and Closing We are able to assist you with the services you need before, during and after your move. From moving companies and new community information, to home improvement services we're here to help you every step of the way.
Throughout the transaction, you will need to closely monitor the progress of your mortgage and any other contingencies to make certain that all deadlines are met, or extensions are requested as necessary. On the day of closing, you will have a "final walkthrough" with Nancy to make certain that the house is left in "broom clean" condition and has been thoroughly vacated. What to expect at the closing The closing is a formal process where all parties sign all of the necessary paperwork, needed to complete the transaction Title to the property is transferred from Seller to you. Great Falls Montana Real Estate agent Kelly Parks has a great article section for first time home buyers.
The Seller receives payment for the home, and you receive the house keys!!! From the amount credited to the Seller, the title representative subtracts the funds to pay off the existing mortgage and other transaction costs. Deeds, loan papers, and other documents are prepared, signed and ultimately filed with local property record office.
After the closing At closing and beyond, we are here to assist you with all the details as you move into your new home! In addition, Nancy Oakes keeps in regular contact with her clients to be sure they are happy with their new home and to discuss and future real estate investments or market changes.
